2/22/2006 - MJ FLOOD IN €6 MILLION MOVE TO BALDONNELL
Siac Construction are pleased to announce that MJ Flood are shortly to re-locate from the frontage of Citywest to the front of Baldonnell Business Park, their flagship development, which benefits from extensive front to the Naas Road (N7). MJ Flood are to occupy a new facility of c. 3,530 sq. m. comprising office space, showrooms and warehousing on a site of 0.87 ha. The deal, which is worth in the region of €6 million, will involve SIAC providing the site and constructing the facility to shell and core finish before handing over to MJ Flood, who will complete the fit-out of their new facility.
In addition to this deal, the first two phases of the business units within the development have been sold off plans in a record timeframe. These phases comprise 34 units with an overall value in excess of €15.3 million. Phase 1 units have recently been completed.
The final phase of the business units, namely Phase 3 comprising 14 units, is now launching with units available from 250 - 359 sq. m. The units comprise full height warehouse space incorporating two storey offices. Prices range from €470,000 - €750,000. Completions are anticipated in December 2006.

The demand for this scheme is a testament to the significant time spent during the design stage to ensure a high quality, landscaped development with particular attention to details including the quality of elevations, designs of signage and natural lighting to office areas.
The business park beneifts from its prime position on the Naas Road (N7). The Park now also benefits from its close proximity to the Outer Ring Road. The first phase linking the N7 with Grange Castle is now open and the second phase linking Grange Castle with the N4 is due for completion this December."
