3/8/2007 - PRIME DEVELOPMENT OPPORTUNITY - LONG MILE ROAD
An exceptional development opportunity occupying a high profile position on the southern side of Long Mile Road, immediately adjacent to the Naas Road (N7), has just been launched on the market by sole agent William Harvey & Co. The site lies a very short distance from the M50 Motorway and the Red Cow LUAS Terminus with a journey time on the LUAS from Red Cow to Connolly Station estimated at 30 minutes.
This represents a blank canvas opportunity with enormous development potential (subject to planning permission) for signature buildings on this important gateway corridor.
The site extends to 3.952 ha / 9.765 acres and enjoys a prime frontage of approximately 197 metres to Long Mile Road, 137 metres to Robinhood Road and 90 metres to Club Road.
The area is undergoing major changes and the future of the lands may include a broad range of uses.
South Dublin County Council have recently commenced examining the Naas Road (N7) gateway corridor. Independent consultants are due to be appointed to assist with the preparation of a detailed urban design masterplan and public consultations are expected to commence with stakeholders and the general public in April 2007.
Section 10.3.i (5) regarding Local Zoning Objectives under the South Dublin County Council Development Plan 2004 - 2010 states "to facilitate appropriate high quality mixed-use development (including offices and residential development) on lands adjoining the Naas Road / N7 between Citywest and the Dublin City boundary, for the purpose of upgrading this major gateway corridor into the city. This area will be the subject of a detailed urban design Masterplan". Currently the site is Zoned Objective E "To provide for Enterprise, Employment and Related Uses".
No formal guide price is being issued and further details are available from the sole agents.
