5/25/2007 - CUSTOMISED OWN DOOR OFFICES FOR SALE - BALDONNELL BUSINESS PARK
A new customised own door office development known as Orbital House has been launched at Baldonnell Business Park, a SIAC Construction development.
The block can accommodate size requirements from 106 sq. m. – 3,600 sq. m. It has been cleverly designed by James Smyth Architects to enable units to be combined horizontally or vertically, depending on whether end users have a preference for space on a single or over a number of floors.
Orbital House will be positioned at the entrance to the business park. Specification includes raised access floors including floor boxes, plastered and painted walls, heating, and suspended ceilings incorporating recessed light fittings. All suites will be dual aspect with fully functioning window systems. A passenger lift will be provided and importantly the offices will benefit from a particularly generous car parking ratio of 1 per 25 sq. m.
Baldonnell Business Park is a secure, landscaped and managed development situated in a high profile position on the Naas Road (N7). It is less than two minutes drive time from the Outer Ring Road which presently connects the Naas Road (N7) with the Lucan By-Pass (N4). The third phase of this road connecting the Naas Road with the N81 Tallaght By-Pass is presently under construction and therefore the excellent roads access will appeal to those living in both the south-west and south-east of the City. Several private bus operators are presently looking at extending their networks in the area. Also included in the South Dublin County Council Development Plan 2004 – 2010 is a link between the Citywest interchange and Barney’s Lane, immediately adjacent to the entrance to the business park.
The development is competitively priced from €400,000 upwards (exclusive) depending on size and car parking is included in the quoting prices.
