11/6/2007 - SUBSTANTIAL WAREHOUSE TO LET OFF AIRTON ROAD
William Harvey & Co. has been instructed to offer a portion of the Irish Biscuits Ltd. Facility off Airton Road for letting on behalf of their Sub-Tenant.
This is one of the largest high bay distribution buildings available to let on a short term basis in South-West Dublin and extends to 10,526 sq. m. comprising warehouse space of 10,235 sq. m., 2 storey offices/staff facilities of 237 sq. m. and 54 sq. m. of 1st floor storage. The warehouse area has a clear internal height of 8 metres and loading access is provided via 12 dock levellers and 3 Bolton type grade level doors. Canopies are provided over all loading doors. There is a substantial 35 metre deep concrete surfaced service yard to the front.
The facility is likely to appeal to many distribution firms as a flexible lease term is available up to a maximum of September 2010 when the Sub-Lease expires. Significantly, there is the benefit of racking being included and therefore this offers a walk-in opportunity. This no doubt very attractive both in terms of cost savings, bearing in mind the installation cost of racking in a property of this size, and secondly the time saving involved as the racking is currently in situ. There is a combination of narrow and wide aisles and the facility is currently racked to accommodate approximately 8,292 pallet spaces.
